The Four Pillars of PITI

Mortgage lenders qualify borrowers based on their complete housing expense ratio, known as PITI:

  1. Principal: The portion of payment paying down the loan balance.
  2. Interest: The cost of borrowing charged by the lender, amortized monthly.
  3. Taxes: County and municipal property taxes escrowed each month.
  4. Insurance: Hazard homeowners insurance plus Private Mortgage Insurance (PMI) if down payment is below 20%.

Detailed Example: $450,000 Home Purchase

  • Purchase Price: $450,000
  • Down Payment (10%): $45,000 (Loan Balance: $405,000)
  • Interest Rate: 6.25% (30-year fixed)
  • Local Property Tax Rate: 1.35% annually ($6,075 / year = $506.25 / month)
  • Homeowners Hazard Insurance: $1,500 / year ($125 / month)
  • PMI (approx. 0.6% annually): $202.50 / month

Monthly PITI Breakdown:

  • Principal & Interest: $2,494
  • Property Taxes: $506

The 28/36 Qualifying Rule

Conventional conforming guidelines (Fannie Mae / Freddie Mac) evaluate two key metrics:

  • Front-End DTI (Housing Ratio): Total PITI should ideally stay under 28% of gross monthly income ($3,328 / 0.28 = ~$11,885/mo or $142,600 annual income).
  • Back-End DTI (Total Debt Ratio): PITI plus student loans, auto financing, and credit card minimum payments must not exceed 36% to 43% of gross income.
